Rental Policy

 

CHECK-IN time is 2 p.m. central time. Pick up the key to 'Gulffront' and security gate access card at the post box gazebo at the entrance to the Sunset Beach community. Your name will be on the envelope. Please return the key to the same location (place it in the locked drop box) when you leave.

CHECK-OUT time is 10 a.m. central time.

ABSOLUTELY NO PETS are allowed. If any confirmed reports or evidence of a pet(s) is found in or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit.

FAMILY RENTAL ONLY: Reservations made for teenagers or young single groups will not be honored without an accompanying adult/chaperone staying in the home at all times. The maximum number of persons allowed to sleep in the home at any time is 10. Maintaining a family atmosphere for the quiet enjoyment of all our guests as well as the owners at Sunset Beach is absolutely critical. We will rent to family groups and responsible adults only. Absolutely no house parties allowed. Any violators will be evicted according to F. S. 509.141. Eviction without refund as well as loss of deposit is the penalty.

FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit and/or balance of rental payment. You will not be permitted to check in.

RESERVATION DEPOSIT & RESERVATION CONFIRMATION: A reservation deposit of 50% of the total rental fee is required to confirm your reservation. Payment of this deposit may be made by personal check or money order. Your deposit will be applied toward your rental balance. The remaining balance is due 30 days prior to your arrival.There are no refunds once the reservation deposit has been received.

DAMAGE DEPOSIT: A damage deposit of $500 is required along with payment of your final balance 30 days prior to arrival. The home you are staying in has been inventoried and inspected before your occupancy. It will be inspected after your departure. Your damage deposit is fully refundable within two weeks of departure providing:

a) No damage was done to the home or its contents (linens included) beyond normal wear and tear.

b) The home was left in a neat condition and furniture was not rearranged.

c) No items were missing from the home; all windows/doors were closed and locked.

d ) All keys / security cards were returned to the drop box (a $25 fee for each unreturned key or card).

e) There were no violations of the rental policy.

f) All charges accrued during your stay were paid prior to departure.

Note: IF EXPENSES ARE INCURRED TO REPAIR DAMAGE, REPLACE MISSING ITEMS, PAY FOR EXTRA CLEANING OR ANY OTHER VIOLATIONS OF THE RENTAL POLICY AS A RESULT OF YOUR STAY, WE RESERVE THE RIGHT TO APPLY THE DAMAGE DEPOSIT TO OFFSET EXPENSES AND ADMINISTRATIVE FEES.

CANCELLATIONS: In the event that you cancel between paying the reservation deposit and sending the remaining rental balance we offer the option of applying the reservation deposit  to any future re-booking of the home within the next year. If you choose not to re-schedule the rental, you forfeit the rental deposit. CANCELLATIONS MADE AFTER SENDING THE TOTAL RENTAL FEE WILL RECEIVE A 50% REFUND ONLY IF WE CAN RENT THE HOME DURING YOUR BOOKED PERIOD. EARLY DEPARTURES FOR ANY REASON (INCLUDING WEATHER) DO NOT WARRANT ANY REFUND OF RENT OR DEPOSIT.

MINIMUM STAY: Rental rates are based on a one week (7 nights) stay. Shorter stays still require the full week's rent.

MAID SERVICE: Rates include housekeeping service only before arrival and upon departure. Linens and bath towels are included and not to be taken from the unit. We suggest you bring beach towels. You will need to provide your own paper items and cleaning supplies. An initial set-up of trash liners, bathroom paper and facial soap is provided. Extra items needed are the responsibility of the guest.

ITEMS LEFT IN UNIT: If personal items are left in a unit, just let us know and we will gladly return them. We will deduct the shipping/return costs from your damage deposit.

FURNISHINGS: Please do not rearrange the furniture, take any items outside that are part of the interior decor or move any furnishings or kitchen items.

UTILITIES: No compensation will be given for temporary outage of electricity, gas, water, cable or telephone service. Outages must be reported immediately to our local manager and all efforts will be made to have them restored as soon as possible.

PARKING: Please park in the designated parking area in front of the Villas only. You may occupy 2 vehicle spaces, no boats or RVs are allowed. Please make arrangements before arrival for off-site parking if you bring more than 2 vehicles, an RV or similar large vehicle.

RULES AND REGULATIONS: All guests, as well as owners, are required to conform to the Homeowners Association rules and regulations which are posted in the home. According to Florida Statute 509.141 violators are subject to eviction.

NON-SMOKING. Smoking is strictly prohibited inside the home. Your damage deposit will be forfeited and you will incur an additional charge for cleaning and deodorizing if any evidence of smoking is found.

LOCAL MANAGER. There is a local manager assigned the home. He is around every day. His name and telephone numbers will be given to you on arrival at the home.
